Nordhusene is pleased to present new rental homes located in the desirable town of Store Heddinge, situated south of Køge Bay in East Zealand. This development, named Blomsterengen, will be available for move-in starting from October 1, 2025, for phase 2A/B. In addition to the rent, tenants are responsible for paying their electricity, heating, water, and wastewater consumption directly to the utility providers.

The rental options include 68 terraced houses and 24 apartments, offered in various sizes: 85 m² and 95 m² with three rooms, as well as 105 m² and 115 m² with four rooms. The housing units are constructed by Kronhusene, a newly formed collaboration between Niam and the reputable construction company Milton Huse. The project aims to achieve the DGNB Gold certification, ensuring high sustainability standards throughout the build.

Store Heddinge, the main town of Stevns with approximately 3,650 residents, is positioned between Rødvig Stevns to the south and Strøby Egede to the north, around 24 km from Køge. The town is rich in history, featuring buildings made from limestone sourced from Stevns Klint. Notable landmarks include the church, water tower, and the old courthouse, all centrally located, making it convenient to access amenities by foot or bike. The town center offers a cozy atmosphere with a wide variety of shops clustered around the pedestrian street and town square. Daily grocery stores, kindergartens, a public school, and a youth café for ages 13 to 18 are found here. In addition, residents can enjoy venues like Snurretoppen with its cinema, concerts, art exhibitions, as well as the library, swimming pool, sports hall, and numerous other cultural and leisure facilities. Green spaces such as the new sculpture park provide ideal spots for picnics and play.

Approximately 5 km outside Store Heddinge lies Stevns Klint, a UNESCO World Heritage site renowned worldwide for its 41-meter high cliffs that reveal traces of the asteroid impact that wiped out the dinosaurs and over half of all species 66 million years ago. Visitors can explore the Stevns Klint Experience visitor center, take scenic hikes along Trampestien, marvel at the partially collapsed Højerup Old Church perched on the cliff edge, and enjoy panoramic views from the lighthouse standing 69 meters above sea level.

The town benefits from excellent transport connections, being situated on the Østbanen railway line. Train rides take about 7 minutes south to Rødvig and approximately 29 minutes north to Køge Station, where onward travel with the S-train to Copenhagen is straightforward. Multiple bus routes also link Store Heddinge with the wider Stevns area. For those traveling by car, the E20 and E47 motorways are reachable within 30 minutes, and the City Hall Square in Copenhagen can be accessed in around one hour.

Families will find Store Heddinge well equipped with childcare facilities and schools within a short drive from the development. There is a broad selection of nurseries, kindergartens, and private care providers, while Store Heddinge School serves about 570 students across 25 classes plus 3 special classes. After school, children can join the SFO program and teenagers enjoy the youth café. Sports opportunities abound in the area, both on land and water, including sailing and rowing clubs, with ideal coastal conditions for canoeing and kayaking. Land-based activities such as fitness, gymnastics, dance, martial arts, yoga, soccer, golf, hockey, tennis, handball, horseback riding, and clay pigeon shooting are all available, catering to a wide range of interests.

The development itself comprises 92 energy-efficient modern terraced houses and apartments, ranging from 85 to 115 m². The terraces are single-story buildings, while the apartments are designed as duplexes with residences on the ground floor and first floor. Each property includes a 7 m² storage shed. Terraced houses come with a carport plus an additional parking space on their plot, whereas the apartments have communal parking nearby. All ground-floor units feature tiled walkways leading to level-entry entrances, ensuring barrier-free access. First-floor apartments are reached via external steel staircases to a landing, from which level access to the entrance is provided. The terraced houses have spacious tiled terraces and smaller gardens surrounded by privet hedges, and ground-floor apartments also have tiled terrace access.

Set within a gated cul-de-sac with minimal traffic, the location provides a quiet and safe environment perfect for both adults and children. Dog owners can utilize the communal green areas for walking their pets. The houses feature brick facades in shades of light yellow, brown, and gray. They have black hip roofs with a 25-degree pitch, wooden anthracite-colored fascia boards, and 42 cm eaves. The apartments sport a single-sided roof slope of 1.5 degrees with 14 cm eaves. Installations include modern low-energy wood/aluminum windows and doors with triple glazing, dark exteriors, and white interiors. Entrance and terrace doors are widened to allow easy access.

Every construction material has been carefully selected to ensure the homes are not only energy efficient but also aesthetically pleasing and durable, maintaining their attractive appearance for many years.

Within each residence, interiors are designed to maximize natural light with large, operable windows and panels. The rooms are finished with sound-absorbing concrete ceilings and smooth white walls. Floors in kitchens, living areas, and bedrooms are light oak laminate, while entrance halls, utility rooms, bathrooms, and showers feature high-quality gray tiles. Doors are smooth white with stainless steel handles and level thresholds, and white skirting boards provide a neat transition from wall to floor.

All kitchens, bathrooms, utility rooms, and bedrooms are fitted with modern, handleless cabinets by HTH in a sleek white finish with anthracite gray linear grips. Worktops are laminate in dark metal color with spacious stainless steel sinks and backsplash behind cooktops for easy cleaning. Bathrooms include molded sinks, wall-mounted toilets by Ifö Sign, premium German Hans Grohe fixtures, and linear drains in the showers. Terraced houses are additionally equipped with utility rooms that feature countertops and sinks.

High-quality integrated appliances come standard, including a combined fridge and freezer, dishwasher, induction cooktop, hood, and built-in oven. Washing machines and tumble dryers are included as well; in apartments, these are placed in the bathrooms, and in the terraced houses they are installed in the utility rooms.

Lighting has been thoughtfully planned with fixtures in bathrooms, utility rooms, and ventilation loft areas. Kitchen cabinetry contains spotlights, and external illumination is positioned by entrance and terrace doors as well as inside the storage sheds.

The terraced houses have conduits installed to support future electric vehicle charging stations.

Underfloor heating runs throughout the homes, controlled by individual thermostats for each room. Ventilation systems maintain a healthy indoor climate. Utility costs for heating, electricity, water, and sewage are settled directly between tenants and the respective suppliers. Heating is provided by an air-to-water heat pump.

Outside, each terraced house and ground-floor apartment has both an electrical outlet and a water tap on either side of the building. First-floor apartments feature electrical outlets on the landing.
