This neighborhood, known as Vestervang, is situated in Nørrebro in the northern part of Nykøbing Falster, offering close proximity to the city center and expansive green spaces. The three four-story apartment blocks, each hosting six units per floor, are positioned within a verdant setting connected to nearby schools and the urban core by a network of paths. Ground-floor units open onto private terraces, while upper-floor apartments feature French balconies with tilt-and-turn windows, allowing residents to enjoy views of the surrounding natural landscape.
The surrounding environment includes meadows managed with meadow grass and gravel paths. A sizable parking lot paved with permeable stones allows for convenient parking close to the homes, facilitating rainwater infiltration. Nearby, attractive timber-clad storage buildings provide ample storage space adjacent to the entrances. From this location, residents are ideally placed just 50 meters from the nearest bus stop and about one kilometer from the train station, which offers connections to Copenhagen (approximately one hour away), Germany, and the broader European rail network. Within walking distance are daycare centers as well as sports and swimming facilities. Nykøbing Falster serves as the principal town on Lolland/Falster, featuring a wide range of grocery and specialty shops, a cinema, and a revue theater.
The rental scheme offers flexible criteria, allowing applicants who meet one or more specified conditions to move ahead in the queue and secure housing more rapidly than those on the standard waiting list.
The flexible eligibility conditions applicable for this housing group are as follows:
First, employment connection: At least one household member must have steady work amounting to a minimum of 25 hours weekly. Proof is required in the form of an employment contract and the last three pay slips; new hires must provide the contract, with work commencing no later than two months after move-in. Publicly subsidized permanent positions, such as flexible jobs, are considered equivalent and must be validated with a copy of the agreement confirming at least 25 hours of employment, regardless of actual hours worked for the employer. Self-employed individuals and consultants need to supply their company registration and financial turnover from the latest fiscal year.
Second, students: Young applicants or their spouses/partners enrolled in an education program within the municipality recognized as eligible for state education support (SU). This includes vocational training and apprenticeship positions. The education must be a continuous, full-time course lasting at least one year, and documentation such as enrollment certificates, apprenticeship contracts, and pay slips or dated statements from the educational institution must be provided.
Third, individuals affected by divorce with children residing in the municipality who require prompt housing due to separation, divorce, or the dissolution of a partnership. They may receive priority for up to one year following the date of the legal separation. Documentation must include divorce or separation papers or proof of shared residence, such as an official residence certificate.
Fourth, those selling primary residences: Applicants or their spouses/partners living in the municipality who are in the process of selling their family home. Evidence in the form of a signed sales agreement is necessary.
