Section 12 comprises townhouse developments constructed during two periods: in 1985 and then between 1991 and 1994. Within this section, eight units are designated as youth housing, and a few are specially adapted for individuals with mobility impairments. Residents have access to shared green spaces, a common function room, and laundry facilities.

The location of this residential area is in close proximity to Fakse Bay, which features a harbor and a beachfront. Additionally, six of the homes are situated in the Orup neighborhood.

In total, the community consists of 99 residences, primarily offering two- and three-room apartments, although some one- and four-room units are also available. Every property includes a terrace as well as a small garden. Heating is provided through a natural gas-fired central heating system, and the units come equipped with refrigerators/freezers and stovetops.

The demographic is diverse, featuring young individuals, seniors, and families, contributing to a strong sense of community among neighbors. Decisions regarding the management of the area, including rent and related matters, are made collectively during an annual meeting attended by all residents.

Residents have the opportunity to customize the interior layout of their homes; however, any intended modifications must be reported beforehand. Upon moving out, tenants are eligible for reimbursement for any improvements they have personally financed.

The property is maintained to a high standard. A dedicated caretaker is responsible for the upkeep of the shared outdoor areas and handles minor repairs within the units. Furthermore, there is an operations manager who oversees the ongoing general maintenance of the development.

This property is part of a general housing association, therefore the danish rules for such applies.
