Available from the end of August, this unfurnished room is located on Østerbrogade in Copenhagen, close to Fælledparken, Svanemølle and Hellerup Beaches, as well as Øbro Swimming Hall, among other amenities. The area offers a variety of specialty shops, restaurants, and excellent transport connections. Just around the corner, you will find both bus stops and the metro ring. Svanemølle S-train station lies only a short walk away. Cycling to Kongens Nytorv takes approximately 15 minutes, even during rainy weather.

The room itself is asymmetrically shaped and about 17 square meters in size, featuring a ceiling height of 2.80 meters, wooden floors, and district heating. The windows are well insulated. Included in the rent are electricity and water costs, while heating expenses are charged separately. The rental agreement requires a deposit equivalent to two months' rent, and the notice period for termination is also two months.

Tenants are expected to bring their own toilet paper and kitchen utensils, such as an electric kettle. Kitchen use is very limited and restricted to preparing cold meals. Internet access must be arranged by the tenant. The landlord seeks a responsible, mature, independent, discreet, and considerate individual without children. The apartment is a non-smoking environment where quietness and privacy are highly valued.

This housing arrangement is not a shared apartment or collective living situation in the traditional sense; only a single room is rented out. Commuters with their own furniture are equally welcome. Cleaning of common areas is organized on a rotating schedule; otherwise, paid cleaning services are arranged. Due to allergies, fragrance-free products are preferred.

The landlord resides in the apartment, works mostly from home, and travels when possible. A curious yet reserved cat named Mr. Mus also lives there and can become a companion over time.
