The area features excellent specialty shops, a variety of restaurants, and convenient transportation options. Both bus services and the metro ring station are just around the corner, while Svanemølle S-train station is only a short walk from the address. Cycling to Kongens Nytorv takes approximately 15 minutes, even when it's raining.

The room itself is unfurnished, asymmetrical in shape, and measures about 16 square meters. The ceiling height is 2.80 meters. It features hardwood floors, district heating, and well-insulated windows.

Included in the rent are electricity and water expenses. Heating costs are paid separately.

A lease agreement is required, along with a deposit equivalent to two months' rent and a notice period of two months.

Tenants are expected to bring their own toilet paper and electric kettle, as well as arrange their own internet connection.

The landlord is seeking a responsible, mature, independent, discreet, and considerate individual without children. Smoking is not permitted in the apartment. Preference is given to quiet tenants who value privacy.

The living arrangement is not a shared flat or collective household, nor a conventional flatshare; it's strictly the rental of a single room.

Commuters with their own furniture are also welcome.

Cleaning of common areas is organized on a rotation basis; otherwise, professional cleaning is provided at an additional cost.

The landlord resides in the apartment, works primarily from home, and travels when possible. The household includes a curious yet reserved cat named Mr. Mus, with whom tenants may develop a friendly relationship over time.
